Las Campanas Realty announced its news in the language reserved for milestones. The Village would be "the final and largest neighborhood development" in the community's history, the culmination of more than three decades of planning. Anyone reading that framing would reasonably picture something grand: bigger lots, bigger homes, a capstone estate section to match the ones that came before it.

That is not what is being built.

What Las Campanas Realty Actually Announced

The Village is going up on roughly 100 acres inside Las Campanas, with a preliminary release anticipated in the first quarter of 2026. The plan calls for 38 estate-size lots averaging about an acre and 62 casita sites averaging roughly a quarter acre, many with views of a Jack Nicklaus Signature golf course and the Sangre de Cristo or Jemez ranges. It will also include something no other Las Campanas neighborhood has: a dedicated resident amenity space built for gathering and recreation, open to the whole community rather than reserved for one enclave.

In a report on the announcement, the Santa Fe New Mexican quoted Gabrielle Ruelas, Las Campanas Realty's vice president of sales, on why the homes themselves are being scaled down rather than up.

"Many of our existing residents who are looking to downsize, this new development will give them the opportunity to do that. Or it will provide homes for their adult children, or something like that. It's really about bringing in a needed product."

That is a different pitch than "grand finale." It is a pitch about right-sizing, not expanding.

The Square Footage Tells a Different Story

Ruelas told the paper the homes in The Village will max out around 3,000 square feet, with most falling between 2,000 and 2,500. That is a modest footprint for a community whose reputation was built on custom estate homes on lots up to five acres. Las Campanas has released new neighborhoods steadily since its first Estates were platted in 1991, and each prior release added to the community's stock of large, architecturally distinctive homes. The Village breaks that pattern. It is not adding more of what Las Campanas is known for. It is adding a smaller, more efficient version of it, aimed at a buyer who already knows the community and wants less house, not more.

The reasoning tracks a broader shift the New Mexican noted in the same piece: American home sizes have been shrinking nationally, with the average new home dropping from roughly 1,976 square feet in 2017 to about 1,852 square feet in 2025. Las Campanas is not an outlier chasing a trend here. It is responding to a real pattern among its own residents, many of whom bought estate homes decades ago and are now looking to stay in the community without maintaining five acres and a home built for a different stage of life.

What the Last Comparable Release Actually Did to Pricing

Before The Village, the most recent new-construction release in Las Campanas was Pulte Homes' Villas de Las Soleras, offering two- and three-bedroom homes between 1,320 and 2,107 square feet. Those homes initially sold in the $500,000 to $800,000 range. Pulte sold out the entire release, and homes that have come back on the resale market since have started at a minimum of $1 million.

That gap matters if you are trying to time a purchase in Las Campanas. It suggests that new-construction product in this community, even at the smaller end, tends to sell through quickly and then reprice sharply higher once the developer's initial allotment is gone. If that pattern holds for The Village, the early buyers in the 2026 release get first access to homesites and, potentially, the widest spread between entry price and resale value once the neighborhood fills in.

Why This Changes the Comparison, Not Just the Listing

If you are weighing Las Campanas against other Santa Fe neighborhoods and picturing a five-acre estate lot with sweeping mountain views, The Village is not that inventory. That kind of scale still exists in Las Campanas, but it exists in the older Estates on the resale market, not in this new release. Waiting for The Village to deliver a bigger custom home will mean waiting for a product that was never designed to be built.

If instead you are looking for a lower-friction way into the community, whether to downsize, to house family nearby, or simply to hold a smaller footprint inside a gated amenity base, The Village is a genuinely new option. It is worth remembering that property ownership and Club membership in Las Campanas are handled separately. Buying a homesite in The Village does not carry an automatic membership to The Club at Las Campanas, which remains invitation-only and subject to board approval regardless of which neighborhood you buy into. That separation applies across the whole community, and it applies here too.

The takeaway is not that one option is better than the other. It is that the phrase "final neighborhood in Las Campanas" describes a specific, smaller product, and treating it as a like-for-like substitute for the estate homes that built the community's reputation will lead to the wrong search.
